Deck Construction Basics | Common Questions

  • deck building multilevel deck Arkansas

A deck, at its core, is an elevated outdoor platform, a bridge between your indoor living space and the natural beauty of your backyard. It's more than just a floor; it's a carefully constructed structure, built from the ground up and is designed to provide years of enjoyment. Think of it as an outdoor room, a place to relax, entertain, and connect with nature.  Decks can increase property value, extend outdoor spaces, and even provide an outdoor oasis.  We have built decks for a variety of purposes including relaxing, destressing, entertaining, socializing, and enjoying nature (and gorgeous views). Elite Home Solutions has many years of experience building decks across Northwest Arkansas. We are a licensed contractor and have a talented team of deck builders who know everything decks. We can build a simple deck to a multi-level deck with various zones.  We are here to help – if you have questions about installing a new deck, replacing a current deck, or repairing an existing deck, please reach out to us. Now, let’s get to some components of decks.

The anatomy of a deck is a fascinating blend of engineering and artistry. It's a system of interconnected components - each playing a crucial role in the deck's stability, durability, and aesthetic appeal. Let's break down some of the key elements of decks:

    • Footings: These are the foundation of your deck and are buried deep in the ground. Footings provide a solid base for the entire structure, preventing it from shifting or settling over time. Think of them as the deck's "feet" - anchoring it firmly to the earth.

    • Posts: Rising from the footings - the posts act as vertical supports and carry the weight of the deck and everything on it. They're the "legs" of your deck - providing essential stability.

    • Beams: These horizontal structural members span across the posts, providing further support for the joists and decking. They're like the "backbone" of the deck - distributing the load evenly.

    • Joists: These are the closely spaced horizontal beams that run perpendicular to the beams, providing a framework for the decking boards. They're the "ribs" of the deck - supporting the walking surface.

    • Decking: This is the visible surface of your deck or the boards you walk on. Deck flooring is typically made of wood, composite, or PVC. Materials are generally chosen based on durability, appearance, and feeling underfoot.

    • Blocking or Bridging: These are pieces of wood installed between the joists to add extra stability and prevent them from twisting or bending. They're like the "muscles" of the deck - reinforcing its structure.

    • Ledger Board: This crucial component connects the deck to your house, which provides a vital point of attachment and adding significant stability. It's essential for the deck's overall structural integrity.

    • Flashing: This is a thin strip of material installed where the deck meets the house, preventing water from seeping into your home and causing damage. It's like a "raincoat" for your house - protecting it from the elements.

    • Fascia and Skirting: These are finishing touches that add a polished look to your deck. Fascia covers the ends of the joists and beams, while skirting encloses the space beneath the deck - concealing the footings and creating a clean, finished appearance.

    • Railing: A railing system is essential for safety - especially for elevated decks. It typically consists of posts, top and bottom rails, balusters (or spindles), and sometimes an infill panel. The railing provides a barrier, which prevents falls and ensures the safety of your family and guests.

    • Stairs: If your deck is elevated, stairs provide access from the ground level. They consist of treads (the part you step on), risers (the vertical boards between the treads), and stringers (the sloped boards that support the treads and risers).

    • Hardware: From screws and nails to specialized connectors, the hardware used to assemble your deck is crucial for its strength and durability. Choosing high-quality hardware is essential for a long-lasting deck.

Decks offer a multitude of benefits. Decks can significantly increase your property value and provide a substantial return on your investment. Decks extend your living space and create an outdoor room for entertaining, relaxing, and enjoying the beauty of nature. Imagine sipping your morning coffee on your deck while watching the sunrise or hosting a summer barbecue with friends and family. A deck can be a place for quiet contemplation, lively gatherings, or simply enjoying the fresh air and sunshine.

  • DIY Deck Construction

DIY or Do It Yourself deck construction is not recommended, unless the persons installing the deck have knowledge and experience in building, codes, permits, and related. A deck is built to hold weight and if it is not built correctly – it could collapse. So, at Elite Home Solutions we would not recommend DIY deck construction for most consumers. By having a professional deck builder like Elite Home Solutions construct your deck, you will have peace of mind knowing that we have the experience and licensure to build the deck properly. Deck building involves interlocking components, carpentry skills, and building knowledge, so make sure to go with Elite Home Solutions to build the deck of your dreams!

  • Benefits of decks

At Elite Home Solutions, we understand that a deck isn't just a platform; it's an investment in your property, your well-being, and your enjoyment of the outdoors. From expanding your living space to boosting your home's value, the advantages of a new or replacement deck are numerous. One of the most compelling reasons to build a deck is the sheer increase in usable space. Think of it as adding another room to your home, but one with open skies and refreshing breezes. Need more room for entertaining? A deck provides the perfect venue for barbecues, family gatherings, and parties under the stars. Imagine hosting friends and loved ones in your own private outdoor oasis, while creating memories that will last a lifetime. Beyond entertaining, a deck can simply be a place to relax and unwind. Picture yourself sipping your morning coffee while enjoying the sunrise or curling up with a book in the shade on a lazy afternoon. At Elite Home Solutions, we pride ourselves on building or constructing quality decks that encompass the beauty of the surrounding area.

And let's talk about the financial benefits of decks. It's not just about adding square footage; it's about adding value. Real estate experts agree that decks can significantly enhance your property's appeal and marketability. While the exact percentage varies depending on location, size, materials, and overall design, many appraisers suggest that a well-designed deck can boost your home's value by a substantial amount – some even say up to 20%! That's a significant return on your investment. And if you decide to sell your home shortly after building a deck, you can often recoup a large portion of your construction costs – some estimates suggest as much as a 75% return on investment if you sell within a year. So, not only do you get to enjoy the deck while you live there, but it also becomes a valuable asset when it's time to move on.

Okay, so, decks aren't just about adding value to your house (though they totally do that!). They're about adding life to your house. Think about it: a beautiful deck just makes your whole property look better, right? It's like the perfect accessory that pulls everything together. Plus, it gives you some much-needed privacy – a place where you can relax without feeling like everyone's watching you. And the best part? You can make it yours. Love grilling? Elite Home Solutions can design a deck with a built-in outdoor kitchen. Dream of soaking up the sun? We can create a lounging area perfect for catching some rays. Basically, your deck can be whatever you want it to be – a reflection of your style and how you like to live. Oh, and let's not forget safety! A well-built deck with railings and stairs makes your backyard safer for everyone - especially kids and pets.

So, whether you're dreaming of a spacious entertainment area, a quiet retreat, or simply a beautiful addition to your home, a deck can transform your outdoor space and enhance your lifestyle in countless ways. If you're ready to turn your dreams into reality, Elite Home Solutions is here to help. • Common decking materials

At Elite Home Solutions, we offer different materials to build your deck. Deck flooring is the foundation of your outdoor hangout, and choosing the right material can make or break your deck dreams. Elite Home Solutions will work with you to create and build the deck of your dreams but here is some general info on the most common types.  Let's break down the options, from the budget-friendly to the super-fancy, and talk about what might be best for your backyard.

First up, we've got good old wood deck flooring. It's classic, it's natural, and it just feels right on a deck. Think of it like the blue jeans of the decking world.

    • Pressure-treated pine: This is your everyday, go-to wood. It's affordable and it's been treated to resist rot and bugs. The downside? It needs some love. Think regular cleaning, staining, and sealing. If you're not into maintenance, this might not be your best friend. Over time, it can also crack and warp, so keep that in mind.

    • Cedar: Now we're getting a little fancier. Cedar is gorgeous, with a reddish hue and a lovely smell. It's naturally resistant to rot and insects, so it's a step up from pressure-treated pine. It still needs some care, but not as much. It's more expensive, but you're paying for that natural beauty and durability.

    • Redwood: Think of redwood as the Cadillac of wood decking. It's stunning, naturally durable, and resists both rot and bugs like a champ. It's also pretty low-maintenance compared to pressure-treated pine. But, like a Cadillac, it comes with a price tag.

    • Tropical Hardwoods (Ipe, Kempas, etc.): These are the Rolls Royces of decking. Super dense, super strong, and super resistant to pretty much everything. They're incredibly long-lasting, but they're also the most expensive. They don't take stain well, so we usually oil them to protect them and bring out their natural beauty. If you're looking for a deck that will last a lifetime and you're willing to invest, tropical hardwoods are worth considering.

Now, if you're thinking "low maintenance is my middle name," then composite decking might be your jam. It's a mix of wood fibers and recycled plastic, so it's tough as nails and doesn't need staining or sealing.

    • Composite Decking: It resists rot, bugs, and fading, and it comes in a ton of colors and textures. It's more expensive than pressure-treated wood up front, but you'll save money on maintenance in the long run. The catch? It can get hot in the sun, and it doesn't quite have the same natural look as real wood.

Then there's PVC decking. This is the ultimate in low maintenance.

    • PVC Decking: It's completely synthetic, so it's basically impervious to everything – moisture, stains, rot, you name it. It's lightweight and doesn’t need staining or sealing. It's the priciest option, but if you want a deck that you can basically ignore (except for maybe sweeping it off), this is the way to go. Just be aware that it can be slippery when wet and some people don't love the way it looks – it can look a bit too perfect, if you know what I mean.

And we also build decks with metal decking. This is a bit of an outlier, but it's gaining popularity - especially in areas with extreme weather.

    • Metal Decking: Usually made of aluminum is incredibly strong, durable, and fire-resistant. It's low-maintenance and often recyclable. It's a good choice if you live in a place with harsh weather, but it can be noisy when you walk on it, and it's not the most visually exciting option.

So, there you have it – a rundown of the most common deck flooring materials. When thinking about a new deck, Elite Home Solutions can work with you to make sure the deck flooring material works with your aesthetics and budget.

  • deck building 3 tier deck construction

A custom deck is a general term – but when we say fully custom – we mean the deck is more personalized or customized to the homeowner’s needs. We can customize many elements of the deck and structural features to enhance aesthetics. At Elite Home Solutions, we are a licensed contractor – so we know construction and how it all works together. We can build the deck of your dreams that both matches your style and unique needs.

Just imagine your outdoor space becoming a true extension of your home - reflecting your personal style and catering to your lifestyle. Customizing your deck is about more than just adding boards; it's about crafting an environment. To truly personalize your deck, Elite Home Solutions can work with you to orchestrate a symphony of design elements. To start, let’s think about the fundamental layout. Consider the shape and size of your deck – our focus in on adapting it to the unique contours of your yard. A classic rectangular shape might suit a smaller space, while an L-shaped design can gracefully wrap around existing features or create distinct zones in a larger yard. Multiple levels, which are connected by elegant steps, can add visual depth and create separate areas for different activities. Imagine a raised dining area overlooking a lower lounge space, or a cozy reading nook tucked away on a secluded platform. Zoning your deck with built-in seating, planters, or even changes in elevation can further define these spaces.

The structural elements of your deck offer further opportunities for personalization. Railings are more than just safety features; they're a chance to make a statement. Consider upgrading to decorative balusters, adding custom post caps, or even integrating planters directly into the railing structure. The design of your stairs can also contribute to the overall aesthetic. Imagine curved steps leading down to a patio or a custom handrail crafted from unique materials. Even the posts supporting your deck can be enhanced with decorative wraps. As for the surface finishing of your deck – staining, painting, or texturizing can add a unique touch to the overall design of your deck. Each wood species has its own unique grain patterns and character which can change the look and feel of the design or consider the durability and low maintenance of composite materials (which are available in a wide array of colors). The wood and stain or paint can dramatically alter the look of your deck. A natural stain can enhance the beauty of the wood grain, while a bold paint color can add a vibrant pop. Consider adding textured finishes to the decking boards for increased grip and visual interest.

Elite Home Solutions can also incorporate accessories and amenities to transform your deck from a simple platform into an outdoor oasis. Strategic lighting can create a magical ambiance. Imagine the soft glow of string lights overhead, the focused illumination of recessed lighting along the steps, or the elegant charm of pendant lights hanging over a dining table. Selecting the right outdoor furniture is essential for both comfort and style. Choose pieces that complement the deck's design and reflect your personal taste from comfortable lounge chairs and dining sets to relaxing swings and hammocks. Consider adding a pergola or retractable cover for shade and protection from the elements – which creates a comfortable space even on the hottest or rainiest days. And don’t forget about built-in fire pits, which can become the heart of your deck. And for the ultimate in customization, consider incorporating built-in features like seating, planters, or even a custom bar counter to create a truly unique and functional outdoor space. By carefully considering each of these elements, you can create a deck that not only enhances your home but also enriches your life. Elite Home Solutions is here to build the deck of your dreams!

Deck blocking, also known as bridging, reinforces the deck frame by preventing joist twisting and movement. These small pieces of wood, typically 2x4s, are installed between the joists at regular intervals, often in a zigzag pattern to provide support across their span and increase rigidity. While the terms are frequently used interchangeably, "blocking" can refer to solid wood blocks fitted between joists. Whereas "bridging" sometimes denotes a diagonal cross-bracing pattern - particularly common with floor joists in interior construction. The primary function of both is to stabilize the joists and minimize twisting or deflection under load.  No need to worry about deck blocking, when you hire a professional deck builder like Elite Home Solutions.

  • What is a joist

A stable, level base is essential before any decking can be installed. This is provided by the deck frame. The frame's structural foundation consists of decking joists, which are repetitive boards attached to the ledger board using galvanized joist hangers. Joists typically run perpendicular to the house, while the decking boards are laid parallel. Each section of the deck must be supported by a joist to ensure structural integrity and prevent bending or buckling. Joists can be constructed from various materials, including steel and wood. Elite Home Solutions will utilize the appropriate joists for weight and stability needs to ensure the deck we build for you is structurally sound.

  • What is deck footing

Deck footings provide a stable foundation by connecting the deck to the ground and ensuring its security. While very small, low-lying decks may not require them, larger decks designed to support significant weight from people and furniture necessitate footings. Deck footings vary depending on weight, codes, structural requirements, and other factors. There are different types of footings including poured concrete, buried post, deck block, or precast cement options, among others. Elite Home Solutions will choose the best footings for the project which is based on capacity needs, design and structural requirements, and other factors.

  • What is a ledger board?

The ledger board, also known simply as a ledger, is a horizontal board that anchors a deck to a house or other structure. It plays a vital role in supporting the deck and securing it to the wall, which makes proper design and installation essential for structural safety. In deck construction, the ledger board is crucial for two primary reasons: it maintains the deck's stable connection to the house and helps bear a portion of the deck's weight. Suitable ledger board materials include pressure-treated lumber, like pine, which resists rot and insect damage, and engineered wood products. Several engineered wood options exist - each with its own advantages and disadvantages.

Laminated veneer lumber (LVL), known for its strength, is created by bonding wood layers. Laminated strand lumber (LSL) offers density through its angled wood arrangement. Oriented strand board (OSB), often used in roofing and flooring - consists of compressed wood strands. Medium-density fiberboard (MDF) provides another dense option made from hardwood and softwood fibers. And there are also composite boards, which incorporate wood fibers and recycled plastic along with MDF and OSB.

“For decades, the residential codes have specified an occupant deck live load of 40 pounds-per-square foot (psf), which is about one average-size person occupying a space of 2-ft. by 2-ft. (four square feet). For example, the code design load would anticipate a deck that is 14-ft. by 28-ft. could be safely occupied by 98 people. Additionally, every edition of the International Residential Code (IRC) since 2000 has required that decks be positively anchored to the structure to resist both vertical and lateral loads, and it has long prohibited the use of nails subject to withdrawal as the sole method of attachment. However, until the 2009 edition, the IRC did not prescriptively specify how the deck ledger should be fastened to the house.”

Elite Home Solutions is a licensed contractor, so we understand how important weight is to a deck.  We will make sure that the right ledger board is used based on your project and needs.  To find out more, please reach out - Contact Us.

  • What is a structural rail post

Structural rail posts are vertical supports that are typically made of durable metals like steel or aluminum and form the backbone of a railing system. Offering greater strength and longevity than traditional wood posts, metal or steel are ideal for outdoor use - particularly in harsh environments like coastal regions. These posts are the primary structural element supporting the railing and often require a mounting plate or base for secure attachment to the deck or concrete. For aesthetic purposes, structural posts are frequently concealed by decorative post sleeves that mimic the appearance of wood.

Rail posts, also known as railing posts, are vertical supports that form the structural core of a railing system. They anchor the rails to the deck or mounting surface, which provides essential stability and prevents sagging. These posts are critical for the overall safety and integrity of the railing. A railing system includes several key components. The rail post, a vertical support, anchors the railing to the deck or structure and connects the top and bottom rails. The top rail, the uppermost horizontal bar, serves as a handhold. The bottom rail, parallel to the top rail, provides additional structural support and connects the balusters. Based on the project, design and structural needs, and other factors, Elite Home Solutions will build the right railing system for you and deck’s unique needs.

  • What are balustrades?

A balustrade is a railing system designed to prevent falls from elevated areas like stairs, balconies, and terraces. It comprises a handrail for gripping, and balusters (or spindles), which are horizontal bars that support the handrail and create a barrier. Additional components often include a base rail that secures the bottom of the balusters, newels, posts, post caps, and decorative balls or finials. Beyond their essential safety function, balustrades also contribute to the aesthetic appeal of an outdoor space. Balustrades can be constructed from various materials, including wood, stone, and wrought iron. Based on building codes and customer factors such as having small children or pets, Elite Home Solutions will discuss the best railing system and design for your needs.

  • What is a baluster?

Balusters, the vertical supports in a railing system, are crucial for handrail support, aesthetic appeal, and safety by closing gaps. These vertical elements can be crafted from a variety of materials - ranging from classic options like carved stone, cast stone, plaster, plastics, precast concrete, wood, and wrought iron to contemporary designs incorporating metal balusters supporting horizontal panels of glass, plastic, or wood. Baluster shapes, which are chosen to complement the architectural style, vary from simple to ornate, and can be smooth or embellished with carvings and patterns. Common shapes include rounded, square, flat, rectangular, vase-shaped (like Grecian columns), rolled wood (suitable for rustic, Craftsman, traditional, or contemporary styles), and shaped iron (featuring twists, scrolls, or decorative motifs). Elite Home Solutions can build a deck with a variety of baluster options.

  • What are finials?

Guardrails and handrails serve distinct purposes in ensuring safety. A guardrail acts as a barrier at the edge of a deck or elevated surface, preventing falls. A handrail, on the other hand, is designed for grasping and provides support while navigating stairs or ramps, aiding balance and mobility. In essence, guardrails prevent falls from heights, while handrails assist safe movement. Key differences include their primary function (fall prevention vs. support), typical placement (open edges vs. stairs/ramps), and grip design (not necessarily required for guardrails, but essential for handrails). Elite Home Solutions will apply codes and structural factors plus your personal preferences for the right guardrails and handrails for your deck construction project!

History of Deck Construction

American backyard decks originated in the early 20th century as simple wooden platforms attached to homes, which were primarily used for entertaining and relaxation. Over time, deck construction has evolved - encompassing a variety of materials, new technologies, and changing designs. Back in the day, decks were built from softwoods like Atlantic white cedar, redwood, and western red cedar. Later, pressure-treated lumber started gaining popularity because it resisted rot, decay, and insects. Steel, which was initially used for flooring and roofing in the early 20th century, also found its place in deck construction. In more recent years, composite decking has become popular. Composite decks are known for durability, low maintenance, color versatility, and plastic decking – which are durable and require less maintenance than wood. Tropical hardwoods, such as mahogany, are prized for durability and natural beauty. Technological advancements like capstock technology, which wraps a composite core in a protective shell for enhanced weather, stain, and scratch resistance, have further improved deck materials. Early deck designs were basic platforms attached to the house, while modern decks have transformed into multifunctional outdoor living spaces. If you are thinking about constructing a deck, Elite Home Solutions has the experience and expertise to build the deck of your dreams. Contact us to learn more!

A Few Highlights of the History of Deck Construction:

  • “As a place for family congregation, decks have a long and illustrious history. Beginning in the 19th century, boardwalks began popping up along America’s eastern coastal region. Obviously made of boards, these structures gave hotel visitors a place to stroll without the fear of them tracking sand into the adjacent hotels. And by the 20th century, boardwalks became destinations unto themselves. While certainly nowhere near as grand as the famous Atlantic City Boardwalk, today’s residential decks serve as similar fashion, giving families a place to gather and enjoy the outdoors. And their popularity continues to experience significant and aggressive market expansion.”

  • “In 1939, just over a decade after the first patent for decking, the Steel Deck Institute was founded. Since then, it has provided uniform industry standards for the engineering, design, manufacture and field usage of steel decks, including developing and publishing the industry’s first design specification June 1945.”

  • “In 1988, inventor Roger Wittenburg found a way to combine shredded plastic and sawdust to make a serviceable product that could potentially be used as a decking plank.”
